When should I call Estate Closeouts?
Call as soon as you know that a property or its contents will need attention. You do not need to sort, clean, donate, or make every decision first. An early walkthrough gives us more options and gives you more time to consider them.
Should I have a yard sale, donate items, or throw things away first?
Usually, no. Aside from personal documents, medications, photographs, and belongings your family knows it wants to keep, it is best to let us see the property before items are sold, donated, or discarded. Things that appear ordinary can contribute to the value and viability of the overall project.
What should my family remove before the walkthrough?
Secure important documents, medications, cash, firearms, jewelry, personal photographs, and clearly identified keepsakes. If family members are still deciding what they want, there is no need to rush. We can begin the conversation while those decisions are being made.
What if there is not enough for a traditional estate sale?
That does not mean we cannot help. Depending on the contents and your priorities, other options may include a direct buyout, selected consignment, complete clean-out, junk removal, or a combination of services.
How do you decide which approach makes sense?
We consider the property, amount and condition of the contents, marketable items, access, labor, timing, and what matters most to you. After the walkthrough, we explain the practical options so you can make an informed decision.
How much does the service cost?
Every situation is different, and each service is priced according to the option selected—there is no one-size-fits-all price. A buyout, liquidation, clean-out, junk removal, and consignment arrangement are each structured differently. When labor and removal are involved, pricing may also depend on the size and condition of the property, the volume of contents, access, timing, and the work required. We explain the applicable arrangement after seeing the property and understanding your situation.
How long does the process take?
Every project is different. A smaller removal may be completed quickly, while a full estate liquidation and clean-out requires more planning. After the walkthrough, we can provide a realistic timeframe based on the property and your important dates.
Do I need to be at the property while the work is being completed?
Not necessarily. We need clear authorization, access, and a reliable way to communicate with you, but much of the work can be coordinated without requiring you to remain at the property.
What happens to items that are not sold or purchased?
That depends on the plan you choose. Remaining contents may be cleared, donated when appropriate, disposed of responsibly, or handled through another agreed option. We explain what will happen before the work begins.
Where does Estate Closeouts provide service?
We serve Baltimore, Carroll, Cecil, Harford, Howard, Anne Arundel, and Montgomery counties, with select projects beyond Central Maryland. Call us if the property is outside those areas; some projects may still be considered.
